Florida's Save Our Homes cap holds a long-time owner's assessment far below market value — and the cap dies on sale. The county reassesses the January after you close. Every major listing portal shows you the seller's number.
A 31% increase, arriving in November of the year after closing — about fifteen months later, by which point the escrow your lender set from the seller's figure is already short.
This is not a rare edge case.
We loaded the Florida Department of Revenue's certified tax roll for the two counties we're launching in and measured it.
- 87,683 homes in St. Johns and Duval counties whose assessment sits more than $150,000 below market value
- $25.8B of assessed value that resets to market the January after those homes change hands
- $294,046 average gap between what those homes are assessed at and what they're actually worth
What a home costs is not what a home lists for.
The tax reset is the largest surprise, but it isn't the only one. We're building the layer that tells buyers what they're actually signing up for.
